Lake Norman & Charlotte

The drying’s done. Now let’s put your home back.

Your restoration company doesn’t do rebuilds, or the mitigation didn’t go the way you hoped. Either way, we take it from here.

When the drying equipment leaves, a house is in an in-between state. The water is gone, but so are the bottom two feet of the walls, the baseboards and often the cabinets. Homeowners at this point tend to ask the same question: what happens next, and who does it? Our answer is straightforward, and it starts fresh. We meet you on site, do our own inspection, write our own estimate, work with your insurance carrier and rebuild everything that came out — with our own crews.

Not sure the drying is finished? That uncertainty is normal, and it has a clear answer. Framing can hold moisture long after a wall looks dry, so we don’t guess. We measure, and we tell you exactly where things stand. Water, fire or mold — we take it from there to a closed claim.

What we rebuild

Everything that came out, put back.

Rebuilding a house is a sequence, and the sequence matters. Structure comes before drywall, drywall before paint, subfloor before flooring. Our in-house crews work through it in order, under one contract, so nothing is closed up before it should be.

Structural repairs

Joists, framing, subfloor and sheathing, checked and replaced before anything is covered.

Mechanical repairs

Electrical, plumbing and HVAC, brought up to current code while the walls are open.

Drywall & insulation

Hung, taped and textured to match the walls that stayed.

Interior painting

Walls, ceilings and trim, finished so the repair isn’t noticeable.

Trim carpentry

Baseboards, casing, crown and doors, fitted and finished.

Cabinetry

Kitchen, bath and laundry cabinets, reinstalled or replaced, level and square.

Countertops

Templated, fabricated and installed, or reset when the originals can be saved.

Flooring installation

LVP, laminate and carpet, over a subfloor we’ve confirmed is sound.

Tile floors

Set, grouted and sealed, matched to existing tile where it’s still available.

Tile showers

Waterproofed first, then tiled. The waterproofing is the step that protects the house.

Hardwood sand, stain & finish

New boards woven in, then sanded, stained and finished as one floor.

Kitchen & bath

Complete rebuilds, from the studs to the final fixture.

Ask about our interior design services. With the walls already open, some homeowners decide to change the layout or the finishes. We can help you think that through.

Real homes, real rebuilds

The project in the video · Charlotte, NC

Hidden water damage, rebuilt right.

From the doorway, nothing looked wrong. The tile was intact and the floor was level. Behind the tile, a slow plumbing leak had been rotting the framing for some time. A patch would have covered the problem without solving it, so we took the room to the studs, brought in a local designer, and rebuilt it from the subfloor up.

How it works

The handoff: you call, we take it from there.

Drying a house and rebuilding it are separate disciplines, with different equipment and different expertise, and it’s common for two companies to handle them. Sometimes a homeowner simply wants a new team for the rebuild. Either way, what matters is that the handoff is deliberate. Ours follows the same four steps every time.

01

Mitigation done, or not sure? Call us.

Call or request a free inspection. If you’re not sure the drying is finished, that is the first thing we check.

02

We meet you on site

We do our own inspection and documentation: moisture readings, photos and measurements of every affected room. We build the file from the beginning, so every line in the estimate has a source.

03

We write the estimate & work with your carrier

An itemized estimate in Xactimate, the software most adjusters use, goes to your adjuster. Hidden damage is common once walls are open; when we find it, we document it and submit a supplement.

04

We rebuild & close it out

Our in-house crews complete the repairs. We walk the finished house with you, then send your carrier the final documentation to close the claim.

Insurance claims

We work with every insurance carrier.

Most homeowners go through a property claim only a few times in their lives, so the process is understandably unfamiliar. It is the center of our work. We document the damage, build the repair scope your adjuster needs, and keep you informed at each step.

Documented from day one

Photos, measurements and readings of everything — including what’s behind the walls — before anything is removed.

Itemized, line by line

We write the estimate in Xactimate, the software most adjusters use, and submit the full scope directly to your adjuster.

You can see where it stands

Your project’s live tracker shows the timeline, documents to sign and what’s next. Customers can find their project here.

We’re a licensed contractor, not a public adjuster or attorney — we don’t interpret policy coverage or negotiate claim settlements.

Questions we hear a lot

The questions homeowners ask us most.

My restoration company only did the drying. Can you take over the repairs?

Yes. Many restoration companies handle the drying and cleanup only, and the rebuild goes to a contractor. Once the mitigation is complete, we meet you on site, do our own inspection and documentation, write our own estimate and handle the rebuild from there.

I’m not sure the drying is finished. Should I still call?

Yes. Many homeowners aren’t sure, and the uncertainty is reasonable: framing behind a dry-looking wall can still hold moisture. We take our own readings during the inspection and tell you whether the house is ready for the rebuild. If it isn’t, we tell you exactly what still needs to happen first.

The mitigation didn’t go the way I hoped. Can you take it from here?

Yes. We don’t need the backstory to help. We start with our own inspection, so the rebuild rests on fresh, independent documentation. From there you get a written, itemized estimate, a schedule, our own in-house crews and a live project tracker, so you always know where things stand.

I signed paperwork with the restoration company. Can I still choose you for the rebuild?

Often, yes. A mitigation agreement usually covers the drying and cleanup, and the rebuild is a separate contract. Bring whatever you signed to the inspection and we’ll look at it with you. If it raises a legal question, we’ll tell you so; we’re contractors, not attorneys.

Do I need the paperwork from the restoration company?

No. If you have it, we’re glad to review it. Either way, we do our own inspection and documentation, so the rebuild estimate stands on its own.

Will you deal with my insurance company?

Yes. We submit our itemized Xactimate estimate to your adjuster, keep the carrier updated through the rebuild, submit supplements when hidden damage turns up, and send the final documentation needed to close out the claim.

My insurance company already wrote a repair estimate. Does that matter?

No, and it’s common. Two careful estimates of the same room rarely match exactly. After our inspection we write our own and review any differences in scope with your adjuster, line by line.

Can I upgrade or change the layout while you rebuild?

Yes. Ask about our interior design services. Insurance generally pays to restore what you had. If you choose upgrades, you pay the difference, and we put it in writing before work starts, so there are no surprises at the end.

What will it cost me?

Inspections are free. If your claim is approved, your carrier pays for the covered repairs and your share is usually your deductible; your adjuster can confirm what applies to you. If you’re paying directly, you get a written estimate before any work begins.

How soon can you start?

We set your inspection on the first call. Repairs begin once the estimate is approved and materials are ordered. You receive a schedule, and you can follow progress in your project tracker at any time.
